The logistics product remains a fashion product

The logistics market is doing well. The good results of 2005 are confirmed in the 1st half of 2006. The increase was greater than 46, registering for the first half of 2006 real estate demand (for warehouses more 10,000 m2) of 348 000 m2 and 473 000 m2 in the Ile-de-France. An application of 133 000 m2 (against 73 000 m2 in the 1st half of 2005) recorded particularly in Rhône-Alpes. Region Alsace-Lorraine is also in constant progression with a total of 67 000 m2 of which nearly half occupied by warehouses Decathlon. Burgundy remains dynamic with 33,000 m2 against 10,000 m2 only in the 1st half of 2005. The placed application is therefore increased in all geographical areas. But it is especially in Ile-de-France expected a record year.

"Today, logisticians are looking for extremely low rents forcing them to go on the second hand market", explains Julien Rollet, Director of investments at Jean Thouard. On the other hand, the immediate supply remains low: 34 000 m2 for the Calais; 38 000 m2 in Midi-Pyrenees where a building more of 30 000 m2 is empty at Montauban; 80 000 m2 in d'Azur and 64 000 m2 in Burgundy. The rental values say "prime" are stable with rents ranging between 40/45 euros of the m2 and 50/53 euros for the nine. The highest rents remain in the Paris region with about 55 euros, Strasbourg and Lyon between 48 and 49 euros.

A record logistics investment market

On the first half, investment in logistics has reached almost EUR 1 billion against 1.4 billion on the year 2005. Beyond the record volume invested in France in logistics products, the multiplicity of actors and their structuring bode more penetration of the market. The first half of 2006 confirms the rise of logistical products in the institutional portfolio. They now represent 4.8 per cent of their investment. "The logistics product remains a fashion product."
